Property and Cancellation Policies

-Due to limited parking, only one (1) vehicle allowed per room.

-There are stairs at this property, the elevator goes to the second floor only.

-Reservations made for stays more than 30 days out will be charged one night stay as a deposit, which is non-refundable. The remaining balance will be charged 30 days before the date of reservation.

-No refunds if cancelled within 30 days of arrival.

-No Pets Allowed (No ESA) and No Smoking on the property. Cleaning fees (3x nightly rate) will be charged if you bring an animal or smoke/vape on the property.

The Breckenridge Boutique Hotel – Terms of Service

Effective Date: 5/1/2025Welcome to The Breckenridge Boutique Hotel ("Hotel", "we", "us", or "our"). These Terms of Service ("Terms") outline the rules and conditions for your stay and use of our services. By making a reservation, staying at our property, or using our services, you agree to comply with and be bound by these Terms.

1. Prices and Taxes

All room rates are quoted in U.S. Dollars and are subject to applicable local and state taxes, which will be added to your final bill.

Rates may vary by season, room type, and availability, and are subject to change without notice.

Rates quoted are per room, per night, and do not include additional charges such as resort fees, parking, or incidental expenses unless explicitly stated.

2. Payment and Terms at Check-in/Check-out

A valid government-issued photo ID and credit/debit card are required at check-in.

Payment for your stay is due in accordance with your reservation terms (e.g., prepaid, refundable, or non-refundable).

An incidental deposit may be held on your card for the duration of your stay.

Late check-out or early check-in may be available upon request, subject to availability and additional charges.

3. Traveling with Minors

Children under 18 must be accompanied by a parent or legal guardian.

We reserve the right to request proof of relationship and/or age at check-in.

Babysitting or childcare services are not provided.

4. Accessibility or Special Needs

The Breckenridge Boutique Hotel is committed to providing a welcoming experience to all guests.

Guests with special needs are encouraged to contact us prior to arrival so we can make reasonable accommodations.

5. Parking

On-site parking is available for registered guests only.

Parking is limited to ONE (1) vehicle per room.

Additional overnight parking is available for a fee at the Airport Skier Parking Lot, located offsite.

The hotel is not responsible for damage to or theft from vehicles parked on the premises.

6. Hotel Events

From time to time, the hotel may host private events (e.g., weddings, corporate functions).

While we strive to minimize disruptions, some facilities or amenities may be temporarily unavailable during event times.

Guests will be notified in advance where possible.

7. Dispute Resolution / Issues

If you experience an issue during your stay, please notify hotel management promptly so we can address the situation.

Any disputes arising under these Terms will first be attempted to be resolved informally with hotel management.

If not resolved, disputes will be subject to binding arbitration under the laws of the State of Colorado, unless otherwise required by applicable consumer protection law.

8. Use of Personal Information

We collect and use personal data in accordance with our [Privacy Policy] (available upon request or at our website).

This includes data used for bookings, communication, legal compliance, and internal analytics.

Your data will not be sold or shared with third parties without consent, except as required by law.

9. Liability

Guests are responsible for any damage caused to the hotel’s property or facilities.

The hotel is not liable for the loss or theft of personal belongings unless due to gross negligence on our part.

10. Force Majeure

The hotel is not liable for failure or delay in performance due to causes beyond its control, including but not limited to weather, natural disasters, strikes, civil unrest, or government regulations.

11. Third Party Rights

These Terms are made solely for the benefit of the parties and do not create rights in or grant remedies to any third party.

12. Waiver

The hotel’s failure to enforce any provision of these Terms does not constitute a waiver of that or any other provision.

13. Severance

If any provision of these Terms is found to be invalid or unenforceable by a court, the remaining provisions will remain in full force and effect.

14. Pets and Service Animals

Pets and emotional support animals (ESA) are not permitted on the property.

Only trained service animals, as defined under the Americans with Disabilities Act (ADA), are welcome.

Guests with service animals must inform the hotel prior to arrival to ensure appropriate accommodations.

15. Reservation and Cancellation Policy

Reservations made 30 or more days prior to arrival require a non-refundable deposit equivalent to one night’s stay at the time of booking.

30 days prior to your arrival, the remaining balance will be charged automatically to the card on file. This payment is non-refundable.

By completing your reservation, you acknowledge and agree to these payment and cancellation terms.

16. Accessibility and Property Layout

Please note that there are stairs at this property. The elevator provides access only to the second floor.

Guests with mobility concerns should contact the hotel in advance to discuss accessibility needs and room options.

17. Billing Statement

Charges for your stay will appear on your credit card or bank statement as "Breck Boutique Hotel".
